Island Homes is a property search portal for the Isle of Man. We aggregate listings from participating estate agents and allow verified private sellers to publish listings. We are not an estate agent, solicitor, or mortgage adviser unless explicitly stated for a specific feature.

3. Eligibility and accounts

• You must be at least 18 years old to create an account.
• You must provide accurate registration information and keep your credentials secure.
• You are responsible for all activity under your account.
• You must verify your email address where required to use certain features.

4. Acceptable use

You must not:

• Use the Service unlawfully, fraudulently, or in a way that harms others.
• Scrape, crawl, or systematically extract listing data except via features we provide.
• Submit false enquiries, spam messages, or misleading listings.
• Upload content you do not have rights to use, or that is defamatory, obscene, or discriminatory.
• Attempt to bypass security, rate limits, or access controls.
• Impersonate another person or misrepresent your affiliation with a property or agency.

5. Listings and third-party content

• Agent listings are supplied by third-party agencies. We do not guarantee accuracy, availability, or price of any listing.
• Private seller listings are subject to our review. We may reject or remove listings that breach these Terms or our policies.
• Property descriptions, photographs, floorplans, and prices remain the responsibility of the listing party.

6. Enquiries, messages, and viewings

• When you contact a seller or agent, your enquiry details are shared with them to respond.
• Viewing bookings are arrangements between you and the listing party; we facilitate scheduling but do not guarantee appointments.
• If you connect a calendar, you authorise us to create calendar events for confirmed viewings.

7. Alerts and communications

We may send service-related emails (account verification, security, booking confirmations). Property alert emails are sent according to your notification preferences. You may opt out of non-essential alerts in Settings.

8. Intellectual property

The Service, branding, software, and curated content are owned by us or our licensors. Listing media and descriptions remain the property of their respective owners. You grant us a licence to display content you submit for the purpose of operating the Service.

9. Mortgage and tools disclaimer

Any mortgage calculator or affordability tool provides estimates only and does not constitute financial advice. You should seek independent professional advice before making financial decisions.

10. Suspension and termination

• We may suspend or terminate access if you breach these Terms or if required for security or legal reasons.
• You may delete your account at any time in Settings. Deletion is subject to our data retention and legal obligations as described in the Privacy Policy.

11. Liability

To the fullest extent permitted by Isle of Man law:

• The Service is provided "as is". We do not warrant uninterrupted or error-free operation.
• We are not liable for indirect, consequential, or economic loss arising from use of the Service or reliance on listings.
• Nothing in these Terms excludes liability for death or personal injury caused by negligence, fraud, or any liability that cannot be excluded by law.

12. Indemnity

You agree to indemnify us against claims arising from your breach of these Terms, misuse of the Service, or content you submit.

13. Governing law

These Terms are governed by the laws of the Isle of Man. The courts of the Isle of Man have exclusive jurisdiction, subject to mandatory consumer protections.

14. Changes
